Does anyone have any advice on how to deal with pot smokers in owner occupied rental buildings? The lease states clearly that there is no smoking of any kind in the unit. This tenant refuses to answer the door or any communications (phone or text) when we smell pot coming from his unit. Our building has a shared duct system with this unit, so the smell comes up in to our place. Other that this matter, he seems to be a good tenant. Pays rent on time. Quiet. No other trouble. It is winter and would hate to have to find a new tenant now. What would you do in this situation? Any suggestions or guidance would be greatly appreciated.

If you are having trouble getting into the house to verify that the smell is actually coming from his unit, then I would post a 24 hr notice to inspect.  After you verify that it is indeed coming from his unit, I would post a notice to quit or vacate.  Additionally, I would threaten that you will call the police next time you get a complaint.
